Step 1: Registered with Weenwin Solutions

The initial registration is to create your file at Weenwin in which all the check will be run. It only cost a non-refundable fee of £450.
Step 2: Appoint a solicitor
Although approaching a solicitor can be done as soon as you found your dream property it is advisable to have one ready to get on with the job to move as fast as possible to minimise the risk of gazumping (seller accepts a higher offer).

Step 3: Find your Dream property
We have dedicated expert agents around East London that always come with available deals on the market. So sit back and Weenwin will bring the opportunity to you rather within weeks than months.
Step 4: The property is found and offer accepted
The property is found. All details will be passed on to both solicitors (buyer and seller) by your agent to start the buying process.
At this stage you will need to prepare the total funds necessary for the purchase need to be ready. If the funds come from a bank or a mortgage company please make arrange of that as soon as possible.
In the meantime your solicitor will be instructed to make all the necessary searches and get all the contracts ready.
In addition, for your own peace of mind and in anticipation of the lender demand (if any), a building survey should be done. This cost between £600 and £950
It is advisable that you keep in touch with your solicitor most of the time to witness the progress of the application, ask questions to anticipate future step to take to speed up the process.
Step 5: Exchange of contracts
Before this stage both parties – seller and buyer – can still retract from the deal without any reason and any risk of being sued.
At this point all documents are ready: contract, mortgage offer, searches, survey…
Today you sign a binding contract with your solicitor and the seller does the same on the other side with his/her solicitor.
You transfer your deposit to your solicitor bank account and you will agree with the seller on the completion date.
Both parties are now binded by the legal contract and one can no longer retract without consequences.
Step 6: Completion
The buyer becomes the legal owner of the property on the completion date. The balance is transferred from the buyer’s solicitor to the seller’s solicitor account and the keys of the property are released to the buyer.
Your solicitor will them arrange all the paperwork to transfer the title of the property to the new owner’s name: yours. The process takes around 4 to 6 weeks.

Step 7: Renovation and furniture
The work to be carried out is done with the supervision of Weenwin Solutions. The amount of work depends on end goal (rent or sale). The house is furnished and then rented in case of a buy to let, or put on the market straight during renovation to attract but to let investors as soon as possible.
Step 8: Payment start
Weenwin will confirm termination of work and furnishing of the house. Date of first rent payment to its investors will be set.
